• Up To The Minute MLS Home Search! Are you are searching for a home but don’t want to have to contact an agent every time you see a home that you like in the local home guide?  Click here to view all homes currently available through the Multiple Listing Service in Shasta County. If you see a home you would like to view please contact me and I’ll will be happy to show it to you as soon as possible.

• E-mail notification of MLS updates and new listings Are you tired of constantly searching home guides just to see the same homes over and over and miss out on new listings by only days?  Give me your search parameters (i.e. area of town, # bedrooms, price range and other important factors) and I will add you to our computer-generated notification system.  Each morning when the MLS is updated I will automatically send out any new homes meeting your criteria for you to look at before most other buyers are even out of bed.

• Pre-Qualifying Buyers I will seek to pre-qualify you through a reputable lender BEFORE you begin the home search process so that when you need to write an offer on a home you are already qualified for the proposed purchase price making you a stronger candidate.

• Purchase Offers I will negotiate on your behalf to reach a purchase agreement with terms that are favorable and protective for you.

• Inspections I will be there for all of your property inspections even if you aren’t so that I can relay any needed items to you.  I can also provide you with a list of inspectors that previous clients have used and would recommend should you need it.  I will also recommend specific inspections based on the property (ie pool, chimney) so that you can best determine the condition of the property before moving forward with the purchase.  I understand that ultimately it is your decision whether or not to have inspections.

• Disclosures I take property disclosure very seriously and follow DRE (Department of Real Estate) requirements to protect my buyers the best that I can in terms of the property condition.

• Closing the Sale I will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions during the entire escrow process.  I will also remind you of the slow period after inspections and disclosures are complete where we are just waiting to close so you won’t be on pins and needles waiting for daily updates!

• After-Sale Service I will contact you after the closing to follow up on any remaining details or service needs.  I will provide you with a “Transaction CD” with all items signed at my office on it including contracts, addendums, disclosures and inspection reports (or a traditional paper version of you’d prefer).  I will also add you to my past client database for regular market updates and offer you “neighborhood follow-up” emails on the home values in your neighborhood to keep you updated for years to come!
